Every property we take to auction moves through the same five steps – from first valuation to the keys changing hands.

Traditional Method
Sold on the day
The classic auction route. The winning bidder exchanges contracts the moment the hammer falls, with a 10% deposit paid immediately and no way to withdraw. There is no financing contingency built in, which is why this method suits buyers who are ready to move fast.
- Buyer commitment: exchange at the hammer
- Completion: 20–28 days after exchange
- Deposit: 10% on exchange
- Withdrawal risk: none – legally binding
- Best suited to: investors, cash buyers, HMOs, land
Choose this if you want a guaranteed, unconditional sale with a fixed completion date and no risk of the buyer pulling out.


Modern Method (Conditional)
a longer buyer window
The buyer pays a non-refundable reservation fee to secure the property at auction, then has 56 days to arrange a mortgage and complete. This opens the property up to mortgage-dependent buyers as well as cash buyers – often achieving a stronger price than a traditional sale.
- Buyer commitment: reservation fee at auction
- Completion: 56 days from reservation
- Deposit: reservation fee + completion balance
- Withdrawal risk: buyer can withdraw, forfeits fee
- Best suited to: standard residential sales
Choose this if you want the widest possible buyer pool – including mortgage buyers – while keeping the speed and transparency of auction.

What is a guide price?
An indication of the seller’s likely reserve, set by us at valuation. The reserve is usually within 10% of the guide and is never disclosed to bidders.
Is there a buyer’s premium or reservation fee?
Under the Modern Method, winning bidders pay a reservation fee on top of the purchase price, which we’ll explain fully before your property goes live – it doesn’t affect the amount you receive.
How is bidding conducted?
Our auctions run online with remote bidding. Buyers pre-register and are ID-verified before they can place a bid, keeping the process secure for everyone.
What if my property doesn’t sell?
If the reserve isn’t met, we’ll follow up directly with interested bidders and can move your property to a subsequent auction or a private treaty sale with no extra marketing cost.
Does auction suit probate or difficult sales?
Yes – auction is often the fastest, most transparent route for probate, tenanted or unmortgageable properties, since the sale price is set by open competition rather than negotiation.
